Feedback Needed – Draft OCP

Updates to the draft OCP have been completed and another round of feedback from the public is now being requested. This time the City is looking for your feedback on two essential elements of the OCP – the Growth Concept and the Proposed Future Land Use Plan. Our last update on this topic was from the Dec. 14, 2021 Regular Council Meeting which outlined a number of items, however, an updated OCP draft (Jan. 2022) is now available for public review and feedback. While the Jan. 2022 draft OCP encompasses the entire City the key highlights affecting the Gellatly Bay Goats Peak neighbourhoods are noted below:

  • Gellatly Bay and Goats Peak are slotted as 2 of 5 “Neighbourhood Centres” (see blue highlights in image below)
  • Page 37 of the OCP Growth Concept draft notes the following proposed density and built form for Gellatly Bay:
    • A mix of medium density residential, including townhomes and 3 to 6 storey apartments.
    • Mixed-use commercial, including 4 to 6 storey apartments.
    • Additional density will be considered where proposals address community-wide challenges (e.g. affordable housing, child care, public parking, etc.)
  • Page 38 of the OCP Growth Concept draft notes the following proposed density and built form for Goats Peak:
    • A mix of medium density residential types and tenures, including townhomes and 3 to 6 storey apartments.
    • Mixed-use residential and commercial buildings, up to 6 storeys.
    • A mix of small scale commercial uses, including office, retail, and service commercial that will cater to a complete neighbourhood model.
    • Additional density will be considered where proposals address community-wide challenges (e.g. affordable housing, child care, public parking, etc.)

The City has also just announced that with COVID-19 restrictions lifting, they will host an in-person open house on Phase 3 of the Official Community Plan and Phase 1 the Transportation Master Plan on Thursday, March 3, from 4:00 to 8:00 p.m. at the Cove Lakeside Resort. We hope to see you there!
